20 and 22 Ropemaker Street brings more than 450,000ft² of BREEAM ‘Outstanding’ (2018), WELL V2 office space to a prominent corner site just north of Moorgate Station. The dynamic 110m, 26-storey building integrates with the area’s existing urban grain and creates a bookend for the emerging cluster of towers around CityPoint. With its articulated form, varied floorplates and welcoming public realm, it has a major impact on the ongoing regeneration of the area.

Our design features a series of stepped slices that protrude forward and recess back, facilitating a range of floorplates that can accommodate different-sized businesses. This stepped form creates five generous roof terraces which, when combined with the large south-facing balconies, deliver over 17,000ft2 of outdoor amenity space for tenants. These spaces work in conjuction with opening windows to provide fresh air to every floor. The amenity offer extends to the basement, where over 800 cycle spaces, along with changing and shower facilities and a bike maintenance hub, can be accessed from a dedicated cycle entrance.

The building’s strong horizontal articulation is expressed through the application of the elegant natural stone and faience facade, which reference the local architectural vernacular. We subtly folded and set back the building to widen the public realm on the corner of Ropemaker Street and Finsbury Pavement, where animated retail frontages and SME office space for local businesses will foster a vibrant pedestrian environment.
