With over 80,000ft2 of office space, the building will be a new destination workplace that prioritises amenity for both tenants and the public. On the north side, facing the river, we’ve included seven double-height terraces on alternating corners that open up the office floors to the outdoors. Beyond creating a striking presence on the Thames, these cut-out terraces also transfer corner loads to the centre of the north elevation, increasing the efficiency of the structural system and lowering its embodied carbon in the process.
Along with BREEAM ‘Excellent’, we’re targeting an Urban Greening Factor that’s 50% higher than GLA requirements. Once complete, the building will be net zero in operation, in line with Native Land’s vision for the entire masterplan.
In response to the prominent location, we’re introducing a new pedestrian route along the railway viaducts and widening the Thames Path from 3m to 11m. We’re also introducing retail along the viaducts and preserving the existing mature trees along the river to enliven and activate the ground floor, which opens onto Rennie Garden.

The foundations and basement for the building are already complete and work on ‘Building 1’ will commence as part of the completion of the western side of Bankside Yards.
