We’re leading the design for this 41-hectare mixed-use masterplan for Winchester, Hampshire, on the site of the former Bushfield Army Camp. Located next to the South Downs National Park, the project borders the Winchester Conservation Area and Sites of Special Scientific Interest. We’ve limited development to the footprint of the former camp to protect existing habitats and mature trees. Our proposals seek to generate employment opportunities and create a dynamic destination for the city with a new hotel, meeting spaces, sports facilities, restaurants and academic spaces.
Our design focuses on social inclusion, local employment and a regenerative design approach, based on our extensive research into the site’s biodiversity, history and ecology. Wherever possible, we aim to repurpose existing materials, utilise off-site construction methods and source local materials to lower the embodied carbon of the masterplan and support a circular economy. The scheme will be predominantly car-free, prioritising walking and cycling routes which connect with existing paths around Winchester.
Working closely with Historic England, Winchester City Council, the South Downs National Park and local communities, we iteratively developed and refined the massing and layout to ensure the proposals enhance the character of Winchester and its surrounding landscape. Balancing conservation efforts with community engagement, Bushfield offers a sustainable and vibrant space for residents and visitors alike
