Planning consent granted for One East Point

Make’s One East Point design for the Isle of Dogs has been granted planning consent, making way for 450 new homes (35% of which are affordable) and a wealth of community amenities to transform the site. Commissioned by Gaw Capital and City & Docklands, the stepped, dual-core, 52-storey tower extends Make’s portfolio in the area, following the completion of the award-winning Amory Tower in 2021.

The 170m tower will replace an under-utilised office block, creating a new gateway to the Isle of Dogs with a reduced building footprint. Over 60% of the site has been dedicated to public use to create space for new gardens, a landscaped ‘underline’ beneath the DLR and a new waterfront public square. To support the community, boost social value and make the most of the location, the podium has also been packed with publicly accessible terraces, gallery spaces, health & wellbeing facilities, retail stores and restaurants, plus a 15,000ft² multipurpose youth centre.

The stepped, orthogonal building form creates three shared terraces and maximises residential amenity, while the apartments include private, oversized winter gardens that can be enjoyed as multipurpose spaces throughout the year. Designed on a tenure-blind basis, 35% of the homes are dedicated to affordable housing, and the dual-core structure with two escape stairs enhances building safety. The design also surpasses Part L (2013) carbon emission requirements by 61%.

As a consequence, our design reflects the fantastic industrial heritage of the docks and references the history of art on the Isle. With the recent approval of another of our tall building designs in the area, we’re excited to be part of the story elevating the Isle of Dogs to new heights.”
