Mitre Yard is a key brownfield site in North West London's Old Oak and Park Royal Opportunity Area. Our proposals for a new residential development here include three buildings: a courtyard block overlooking the Grand Union Canal, a street block along Scrubs Lane, and a tower that acts as a wayfinding marker on a key east–west route.

Between them are 2 spacious lobbies and 241 apartments – including 35% affordable provision, with 16 London Living Rent family homes. Apartment layouts are oriented to maximise the number of dual-aspect residences, and each home has a private balcony and access to shared private roof terraces, which have large children's play areas. The ground floor has a variety of potential uses, from shops to offices to cafés, while between the buildings is a central yard that will house creative workshops and studios that the public can visit. There is also a public terrace at the base of the tower.

The scheme design references local materials and textures, including the panels, rivets and metalwork of two nearby turn-of-the-century bridges, and the brickwork and windows of local warehouses. The central yard is a nod to neighbouring industrial yards. Our proposals also include an avenue of trees along Scrubs Lane, a key connector route. This high-quality landscaping will help animate the site and transform it into a lively, sought-after destination.

Since receiving planning approval, we've handed the project over to be completed.
