Embracing circularity in St James’s

30 Duke Street St James’s provides a premier workplace guided by wellness and sustainable design outcomes. Bounded by Piccadilly, Duke Street St James’s and Jermyn Street in London’s St James’s neighbourhood, the new 8-storey building will exemplify materials re-use, providing new high-quality workspace and retail units along the ground floor.

Adjacent to Fortnum & Mason and opposite the Royal Academy, the site occupies a prominent corner of Piccadilly. In response, the design offers a modern interpretation of the surrounding conservation area. The vertical emphasis of the facade, which culminates in arches at the upper levels, is balanced with horizontal detailing, while chamfered corners widen the pavement to improve the public realm. The Portland stone cladding will be reused from the existing buildings wherever possible, and will provide a strong balance of solidity to glazing. Double-height bays along the ground level will also animate the south elevation and provide views into the retail units.

Approximately 79% of the structural frame is constructed using reclaimed steel, 67% of which is sourced from a doner building within GPE’s portfolio. We’re minimising upfront embodied carbon, embracing the circular economy and creating column-free, flexible floorplates. We’re also retaining and upgrading the basement to provide end-of-trip facilities that support active commuting, while new roof terraces will unlock views across St James’s and Mayfair.
